Booking terms and cancellation policy

When your booking is confirmed

Your accommodation contract is formed when the payment at booking (10%) is completed on the Beds24 checkout screen. Beds24 sends the confirmation email.

How to change or cancel

Changes and cancellations cannot be made on the website. Please use the contact form and include your booking number, name and stay dates. The time we receive the form (Japan time) counts as the request time.

Cancellation fees

Booking type	Cancellation fee
Standard bookings	Free until 23:59 JST, 7 days before check-in. After that, 100% of the total booking price.
Entire-house stays (MIST, PUFF, etc.) and peak periods (New Year, Golden Week, Obon)	Free until 23:59 JST, 14 days before check-in. After that, 100% of the total booking price.
No-show	100% of the total booking price.
Partial cancellation (fewer nights or guests)	The same deadline and rate apply to the cancelled portion.

What the fee covers, and refunds

Fees are calculated on the total booking price (accommodation, cleaning fee and taxes). Refunds are made via Stripe to the card you paid with and usually appear within 5–10 business days.

If we cannot provide the stay

If a disaster, equipment failure or similar prevents us from providing the stay, we refund everything you have paid and help you find alternative accommodation where we can.

Other terms

Check-in from 15:00, check-out by 11:00. Exceeding the maximum number of guests or breaking house rules (smoking, noise, etc.) may result in being asked to leave during the stay, without refund.
